Re: Roof void sub-division

Hi Witsd

Thank you for the detailed reply.

We don’t know the exact date of conversion I’m afraid but know it was pre-1980’s.

I think the assessor is trying to use the guidance in ADB just as a tool to explain the fire risks.

Roof void sub-division

Hi All, Looking for some advice regarding roof void separation. We have a long (40m) roof void space which has no sub-division at all. It's an old building (1800's) and is a converted house now used for a mix of commercial and residential purposes. We have plasterboard ceilings throughout tho...

Building Safety Act 2022

Hi All, Silly question time...but is there some sort of an 'idiots guide' which I can use to work out what buildings the new Building Safety Act applies to please? We're being told that it is only residential premises with two or more residential units i.e. flats / hmo's etc. But the Gov site appear...

Re: Section 156 Building Safety Act

Hi witsd, thank you as always for your response. Yes, indeed the consultant saying we needed the inside of the flats/apartments looked at was quoting us a lot more for this! When you say “The newer checks of fire doors are – as I understand things - not necessarily completed as part of the FRA…” are...

Section 156 Building Safety Act

Hi all, We manage a number of residential blocks and have been told by a third party consultant that FRAs will now need to cover ALL the fire risks for your building, e.g., if residential then, they must include a representative sample of tenanted demises. But we have also been told that this is non...

Corridor sub-division measurements

Hello All, Prepare yourself for stupid question time! But, please can someone explain something as there appears to be a (big) difference between the guidance for sub-dividing corridors when comparing ADB Vol 2 and the HM Government Guidance docs... ADB suggests any corridor longer that 12m s...

Re: AOV systems in stairways - method of operation

Sorry for the delay in coming back to all with any 'interest' in this subject... :) The investigations showed: * Original fire alarm and AOV system installed in 2015 has the Strategy showing smoke detection in staircases only. Each smoke head was linked to AOV to automatically open in event of fire....
