Re: fire doors in blocks of flats

Bear with me here as I have not been involved in FRAs in residential property for 15 years so am not really 100% confident or competent My understanding is if a leaseholder, the occupier should have a clause in the leasehold contract to comply with reasonable requests from the freeholder. The freeho...

Re: Healthcare premises

First of all, 1804 - I can see you in a Ronnie Corbett chair (and jumper) enthralling your grandchildren of tales from the mental health unit around an open fire  To be honest, most of the 'events' I witnessed had an element of poor staffing and/or management associated with them. I worked most...

Re: LED lighting and migraines

We had lots of complaints- some with a medical bias- about the brightness of our office lighting when it was changed to LED about 7 years ago. The lighting designer had warned the estate team this might happen as the LED light is a different something (frequency, warmth or colour - I can't recall). ...

  It would be funny if it wasnt so pathetic. What value is it just to check they are there?

Re: Building Control Frustration

Oh yes, I have been there and got many scars from this attitude Building control are focused on Building Regs and the 'structure' if you will. The FRA is carried out by the person occupying the building and who understands their business and how they will use the premises Often the FRA may require d...

Re: Folding Dining Tables - Annual Inspection/Maintenance service

Does this mean all the chairs and tables need to be given a unique reference code to enable precise records to be kept?

Re: Ireland_ What will the Stardust Fire inquest attempt to address?

WB, your skill at open source research is pretty amazing clapclap I only have a casual friendship with Google as he often keeps things from me. You seem to understand how he works better than me I hope that even if no criminal proceedings are forthcoming, Ireland has learned from this and now have p...

Re: Healthcare premises

I agree with 1804. This advice is most certainly worth challenging It does appear that this inspecting officer is applying the rules of a protected route to an area where an NHS progressive horizontal evacuation (PHE)procedures has been adopted. They are totally different strategies that are incompa...

Re: Fire Warden Coverage

I cant say I have seen any advice and frankly it would be daft to try and quantify it as it really does depend on risk and what evacuation procedures are in place A large concert venue with 10s of thousands of people that are unfamiliar with the building will need quite a few wardens at key points t...

Re: Maxmium occupancy of a public space

Have a look at table D1 in Approved Document B (ADB). The link is in my last post It provides a list of uses of premises and a floor space factor measured in m2 per person. Example 4 states conference room, dining room, staff room, waiting room is 1m2 per person. Perhaps this is the nearest descript...

Re: Maxmium occupancy of a public space

Its a calculation based on the use of the building, the floor sizes in M2 and the size (in mm), position and number of escape routes There's no point in me saying any more as many fire authorities provide excellent guidance such as Kent F&R https://www.kent.fire-uk.org/sites/default/files/OCCUPA...

Re: Saturday - 06 April 2024

The usual UK chaotic weather due here

22c in the SE and 70mph storm in NI, Scotland and NW England

Already 21c in West London. Commiserations to those wearing raincoats when it's so warm 🙁

The garden is shouting at me to tidy up the winter growth...... but maybe just one more cuppa first 🤔
